TAKE NOTICE THAT the Council of the Corporation of the Town of Cochrane, pursuant to Section 270 (1) of the Municipal Act, 2001, as amended, and the Town of Cochrane By- law No. 1502-2022, intends to sell the land located at BKN Lot 11, Concession 10, Glackmeyer, PCL 2059LG (East Part of 1678 Concession 10&11), through offers to purchase, commencing on January 26, 2023.
The Town of Cochrane Official Plan designates this property as Rural Area. The Town of Cochrane Zoning By-Law 968-2013 zones the subject property as Rural (RU). The subject property only has water access onto the Abitibi River. As the property has no access or frontage onto a municipal road maintained year round, the uses permitted on the property are restricted as per Section 3.3 – access requirements of the zoning by-law. As per Section 3.3 2) a seasonal dwelling is a permitted use on a lot that has water access. Further, Section 3.3 3) permits a hunt camp or snowmobile camp on a lot that does not have access or frontage onto a road.
The 66 feet shoreline allowance is owned by Algonquin Power.
The subject lands currently form part of the larger parcel to the West of the Abitibi River (part of 1678 Concession 10 & 11. The portion of land subject to this Request for Tender is demonstrated on the image below, located to the East of the Abitibi River, being approximately 11 acres in size. To separate the parcel from the portion of 1678 Concession 10 & 11 located to the West of the Abitibi River, a survey would be required to be obtained at the purchaser’s cost.
Town Council approved Resolution 238-2016 (November 22, 2016) which declared the subject property surplus to the needs of the municipality.
The above-noted property will be sold as is, where is. All surplus municipal properties may be subject to the Planning Act process to amend Official Plan land use policies, and/or zoning provisions depending on the potential purchasers intended end use. Any Planning Act application changes required as part of a purchase are at the initiation and expense of the purchaser. The purchaser will rely on its own investigations and other due diligence activities. The purchaser of the property shall be responsible for all costs incurred or required to dispose of the real property by the Town, which shall be calculated in addition to the purchase price or tender price as the case may be.
