THE CORPORATION OF THE TOWN OF COCHRANE
NOTICE OF INTENT TO CLOSE SHORELINE ROAD ALLOWANCE AND
DISPOSE OF SURPLUS MUNICIPAL LANDS
WHEREAS pursuant to section 270 of the Municipal Act, 2001, as amended, the Council of The Corporation of the Town of Cochrane (the “Town”) passed By-law No. 1502-2022, being a by-law to establish a policy and procedure with respect to the management and the sale and other disposition of municipal land, among other things;
AND WHEREAS pursuant to By-law No. 1502-2022, the Council of the Town passed Resolution No. 2026-41 at its regular meeting on January 27, 2026, to proceed with the sale of lands through the $10 lot program. Council’s intent is to declare the unopened road allowances legally described as part of Poplar Avenue on M182NB and Part of Wyandotte Road on M182NB; along with the municipal lot legally described as Part Lot 342 to 344, M182NB, Part Lane, Part of Wyandotte Road, being Parts 14, 15, 17 of 6R-3925 surplus and be offered for sale to the abutting landowner of lands legally described as Lots 373-375 on M182NB through the Sale of Land Below Market Value ($10 lot program) in the Town’s Growth Community Improvement Plan.
TAKE NOTICE that pursuant to By-law No. 1502-2022, the Council of the Town intends to stop up and close the Part of the Unopened Road Allowances more particularly described below:
1.Portion of Poplar Avenue on M182NB and Portion of Wyandotte Road on M182NB, abutting lands legally described as Lots 373-375 M182NB, being Roll Number 5639 010 006 12400 0000.
That it is the intent of the Council of the Town to sell the Subject Lands, deemed surplus municipal lands, to the abutting landowner at Lots 373-375 on M182NB through the Sale of Land Below Market Value ($10/lot program) in the Town of Cochrane’s Growth Community Improvement Plan; and
That Council of the Town will consider a By-law with respect to the above-noted matter at its regular meeting to be held at 6:00 p.m. on Tuesday, March 10th, 2026, in the Town Hall, Council Chambers, 171 Fourth Avenue, Cochrane, Ontario. A copy of the proposed By-law and sketch of the Subject Lands will be made available at the municipal office or on the municipal website at www.cochraneontario.com under “Notices”.

INFORMATION ABOUT THE SUBJECT LANDS
The Subject Lands are designated Residential Neighbourhood Area in the Cochrane and Suburban Planning Area Official Plan. The Subject Lands are zoned Residential First Density (R1) within Zoning By-law 968-2013.
As part of the sale of lands, the Town will request the Subject Lands be merged with the abutting property, being Lots 373-375 on M182NB, to form one parcel.
The approximate size of the Subject Lands to be deemed surplus and offered for sale is approx. 0.22 hectares (0.54 acres), with a break down as follows:
A survey will be required to confirm the size of the Subject Lands.
