In the matter of an application to the Committee of Adjustment of the Town of Cochrane under Section 45 of the Planning Act of Ontario, R.S.O. 1990, c.P. 13, as amended for lands municipally known as 17 Silver Queen Lake Road and legally described as Lots 21, Plan M85C, Leitch Township, being Roll No. 5639 020 004 16900 0000.

That the decision of the Committee of Adjustment, having given consideration to the applicable provisions of Section 45 of the Planning Act, the Official Plan of the Town of Cochrane, the characteristics of the land and its surroundings as addressed in the Planning Report on the application dated September 14, 2022, the correspondence received and the information presented at the hearing held on September 14, 2022 and the discussion on the matter, hereby APPROVE of the application, subject to the following condition:

1. Obtaining approval from the Porcupine Health Unit.

The purpose and effect of the application is to permit the reduction of the front yard depth setback, to permit the construction of a detached accessory building (garage) on the subject lands, which will exceed the maximum lot coverage; as described below:

1. A front yard depth of 3.96 metres (13 feet) whereas Section 4.5.3 3) d) requires a minimum front yard depth setback of 10 metres (32.81 feet) and;
2. A maximum lot coverage of 11.92% whereas Section 4.5.3 3) h) permits a maximum lot coverage of 10%.
