In the matter of an application to the Committee of Adjustment of the Town of Cochrane under Section 45 of the Planning Act of Ontario, R.S.O 1990, c.P. 13, as amended for lands municipally known as 22 Second Street and legally described as Lot 41 to 43, PlanM174NB, being Roll No. 5639 010 001 07500 0000.
That the decision of the Committee of Adjustment, having given consideration to the applicable provisions of Section 45 of the Planning Act, the Official Plan of the Town of Cochrane, the characteristics of the land and its surroundings as addressed in the Planning Report on the application dated July 20, 2022, the correspondence received and the information presented at the hearing held on July 20, 2022 and the discussion on the matter, hereby APPROVE of the application as applied for.
The purpose and effect of the application is to permit the construction of an accessory building (shed) accessory to the existing apartment dwelling which is legal non-conforming use [relief from Section 3.6 2]. Further, to permit having a reduced building separation distance between the proposed shed and an existing shed, and to permit the reduction of the interior side yard setback; as described below:
