In the matter of an application to the Committee of Adjustment of the Town of Cochrane under Section 45 of the Planning Act of Ontario, R.S.O 1990, c.P. 13, as amended for lands municipally known as 2227 Highway 652 and legally described as Eat Part Lot 3, Concession 1, Glackmeyer, being Part 1 on 6R3680, being Roll No. 5639 020 001 00800 0000.

That the decision of the Committee of Adjustment, having given consideration to the applicable provisions of Section 45 of the Planning Act, the Official Plan of the Town of Cochrane, the characteristics of the land and its surroundings as addressed in the Planning Report on the application dated July 20, 2022, the correspondence received and the information presented at the hearing held on July 20, 2022 and the discussion on the matter, hereby APPROVE of the application as applied for.

The purpose and effect of the application is to recognize a deficient lot area and deficient lot frontage proposed through the consent (boundary adjustment process); as described below:

1. To permit a minimum lot area of 1.17 hectares (2.89 acres) for the property municipally known as 2227 Highway 652 (benefitting lands), whereas Section 4.5.1 3) a) ii) would require a minimum of 2 hectares (4.94 acres); and,
2. To permit a minimum lot frontage of 61 metres (200.13 feet) for the property municipally know as 2227 Highway 652 (benefitting lands), whereas Section 4.5.1 3)b) requires a minimum lot frontage of 90 metres (295.28 feet)

The last day to appeal this decision is August 9, 2022.
